An information gathering phase that will be the foundation for the design phases to follow. The main goal is to learn everything possible about our client’s goals, space requirement and budget.
Physical details about the location of the property, its surroundings, dimensions and topography, nature of the building to be designed and the appropriate statutory building norms. We also discuss the workflow for the project and workout tentative timelines.

In this phase, we begin the process of translating the program into an efficient building design. This is when we start exploring design concepts, it is the time for testing options and getting a general idea of the look and feel. We share reference images and mood boards to understand the clients interests and likings.

By the end of this phase, the building exterior will be more fully designed, the interior layout completed, dimensions of all spaces finalized, and most finishing materials selected.

The design drawings are developed into a precise and thorough set of construction documents containing all of the information necessary to communicate the design to a general contractor and build the project.

Some clients already have a contractor in mind when they come to us, but many make use of our extensive contractor network and relationships to find their builder and obtain competitive bids.

During construction, the Architect’s role is advisor to the owner. During this phase we visit the jobsite at periodic intervals to address queries from the builders and proactively address potential issues, assess if the construction process is proceeding as per the design finalised by the client.

On completion of the construction process, we advise the owner regarding the maintenance and warranty of various products used in the building and provide a set of drawings with any changes made during the construction process updated, along with a compiled complete drawing set, both as a soft copy and hard copy.
